The opportunity for upward displacement has arrived

The second-hand housing listings will surge, but don’t just focus on population decline and aging—you also need to see that developers are purchasing land and starting construction at a much faster pace. It’s a race: who drops faster?

If the latter drops even faster than the former, it can easily create a temporary shortage.

But that’s not enough. What else? There’s also a short-term boost to demand—so-called targeted inventory clearance. How does that work? You’ve probably seen it: housing vouchers. They tear down homes, but instead of giving cash, they issue vouchers that you must use directly to exchange for properties.

Inventory gets cleared out rapidly—that’s short-term supply reduction.

With both short-term and long-term measures in play, the already-scarce inventory in core cities and prime districts will definitely be absorbed. Once it’s cleared, what will happen?

Something crucial: a shift in mindset.

Second-hand sellers’ attitudes aren’t fixed—they’re determined by how many people view and inquire about their properties. If no one shows up for months on end, they’ll eventually crack.

They’re human first, retail sellers second, and nobody can fully overcome greed and fear.

At this point, you can slash prices mercilessly and make arbitrage profits. Buying a house is a one-time transaction; you’ll likely never have a second chance to deal with the same person.

There will always be second-hand sellers who finally break—especially those holding nice properties in core cities and prime locations. If you can also bribe the real estate agents, you can psychologically break them down. You can offer agents extra money to cooperate, like creating fake buyers who view the property and then aggressively lowball the seller. When the seller is mentally exhausted, you step in.

Retail sellers don’t have that kind of willpower, and agents heavily influence them. Combined with months of being ignored, their resistance crumbles.

“Cash is king” is right—but only temporarily. You hold cash strategically so that during critical moments, you can force your counterparty to reveal their absolute bottom line. Isn’t that exactly why you’ve been waiting? Otherwise, are you really going to hold cash until the end of time?

Taking the profit from someone else’s loss—that’s what we call upward social mobility. “Better it happen to others than me.” Their loss is your gain.
